327 Feet of River, Inside 14 Acres
Faena Residences Miami stands on 327 feet of Miami River frontage inside the 14-acre Faena District Miami River. The river is the line between Brickell and Downtown Miami, and the site sits on the Brickell bank, which is why the building is a Brickell address and not a Downtown one.
The district is entered through guardhouses staffed around the clock, and the ground plane is landscaped by Sasaki as a riverside park rather than a sidewalk. Residents have private access to the riverfront park and the waterfront promenade. Arrival by water is through private riverfront access with dedicated marine concierge programming, and the Miami River is navigable to Biscayne Bay and from there to the Atlantic.
A Working River That Became an Address
What the river means for a home here.
It runs into the city
Unlike the bayfront, the river carries water into the middle of Miami. A residence on it looks along a waterway with buildings on both banks, not out at open water.
It is navigable
The river connects to Biscayne Bay and then to the Atlantic. The developer provides private riverfront access for arrival and departure by boat, with marine concierge programming.
It is a dividing line
Brickell is on one bank and Downtown Miami on the other. The site is on the Brickell side, which puts the financial district and Brickell City Centre on the same side of the water as the front door.
It is still changing
The corridor has moved from a working waterway to a residential one over the past decade, and a 14-acre single-owner district is a large part of that change. New towers around a site alter views; no view here is guaranteed.
Two towers on one site means one of them is behind the other from most angles, and the developer's key plans show them set at an angle rather than side by side. That matters more here than on a bayfront site, because a river view is a corridor view: it is framed by what stands on both banks. When I walk a buyer through Faena I compare the same line in both towers before anything else, because the plan is identical and the price on the developer's list is not. The difference you are paying for is the outlook, so look at that first and treat the plan as settled.
The Second District
Faena's first district reshaped a stretch of Miami Beach into a block of hotel, residences, a theater and an arts centre under one curatorial hand. The Miami River district is the same idea on 14 acres of mainland waterfront, anchored by these two towers, and the developer describes it as the first standalone residential project Faena has built on the riverfront.
For a buyer the practical question is what else the district will hold and when. WIRE Miami asks the developer for the current district plan and the delivery sequence in writing with every availability request, and sends both with the price list.
What Sits Near the District
Brickell
The financial district and Brickell City Centre are on the same bank as the site, south of the river.
Downtown Miami
Across the water on the north bank, with the museums and the arena on the bayfront beyond it.
Biscayne Bay
Downriver and east, the open water the river runs into, and the route to the Atlantic.
Faena District Miami Beach
The first Faena district, across the bay on Collins Avenue, which is the reference point for what is being built here.
The riverwalk
The public promenade along the river, which the district extends across its own frontage.
The airport
Miami International sits west along the river corridor, the same direction the river runs inland.
Distances and travel times depend on the route and the hour; WIRE Miami does not publish drive times it has not measured. Views vary by residence and no view is guaranteed.
