The amenities at Faena Residences Miami sit in three separate parts of the building: the arrival and the riverfront at the base, the spa and recreation campus on the podium, and the Faena Residences Miami Club on the Sky Bridge joining the two towers near the top.
The Sky Bridge is the one that makes the building unusual. It is 45,000 SF on Levels 61, 62 and 64, about 700 feet above the river, and it belongs to both towers at once. The developer's key plans draw the Sky Villas on Levels 62 and 64 as well, so those two floors carry homes and club space on the same level.

A club suspended between two towers is a structural decision with a daily consequence: there is one of it, not two. Every resident of both towers rides up to the same three floors, so the Sky Bridge is the social center in a way a podium deck never is. That is the appeal, and it is also the thing to ask about. Before you sign, get the current amenity schedule in writing and ask which parts carry an access fee, a service fee or a club membership. The developer reserves the right to charge for them separately and to eliminate features, and that language sits in the same fact sheet that lists the hammam and the theater.
